Project process

Prior to the acquisition process, Jantzen Development makes a careful selection of location for the project based on general as well as specific conditions. In order to eliminate the investor risk, Jantzen Development carries the entire development risk resulting from the complex ownership structure and legal challenges in Central and Eastern Europe. We do this by first acquiring the land on our accounts - from our own finances - in the acquisition phase, and after consolidating ownership we transfer the land to the investor.

Jantzen Development aquires the land from small landowners with whom payments are often done in cash, sometimes even prior to the transfer of ownership, and issues such as successions or split of co-ownership between owners have to be tackled on a daily basis.

Based on a framework agreement, after a thorough due diligence is done by a law firm appointed by the investor, the land is transferred from Jantzen Development to the investor’s local special purpose vehicle in regular tranches by one transfer agreement at a time.

This process gives the investor maximum security of ownership of the farmland, and means that all risks involved in the complex investment process are borne by Jantzen Development.
